Price for productive forest land
Here you will find statistics on the average price for productive forest land and information about the purchases that form the basis for the price statistics. The data are presented by region, size class and buyer category.
The statistics are based on legal purchases from the Property Price Register and refer to productive forest land without harvesting restrictions.
The average price per hectare refers to the price attributable to productive forest land. This price has been calculated by multiplying the purchase price by the proportion of the assessed forestry value relative to the total assessed value of the property. The resulting amount has then been divided by the forest land area. For example, if the forest value accounts for 75 percent of the total assessed value, then 75 percent of the purchase price is assumed to refer to the forest land area.
The calculations are based on purchase price information from all ordinary transactions during the year (property type codes 110 and 120) for agricultural properties where the title registration has been approved and where the forest value accounts for more than 33 percent of the total assessed value.
Individuals refers to the legal entity types natural persons, partnerships, limited partnerships, undivided estates of deceased persons, and cases where the legal form has not been determined. Buyers other than individuals, are reported in the group Others.

Marginal changes compared with 2023
In 2024, the national average price per hectare amounted to 87,500 SEK. Compared with 2023, the price increased by 1,100 SEK per hectare, corresponding to a rise of just over one percent. Compared with 2022, however, this represents a decrease, as the average price for the whole country reached its highest level so far that year, at 90,700 SEK per hectare.
Prices vary considerably across Sweden. In 2024, Norra Norrland recorded the lowest average price, at 40,200 SEK per hectare, whereas Götaland had the highest, at 136,700 SEK per hectare. The number of transactions on which the prices are based is highest in Götaland, while the average area per transaction is largest in Norra Norrland.
Forest land prices by region
Throughout the period, the average price per hectare has been highest in Götaland and lowest in Norra Norrland. Since the start of the time series in 1999, the price gap between regions has widened. Götaland has seen the greatest increase, while Norra Norrland has shown the smallest. In 2024, the average price per hectare was more than 100,000 SEK higher in Götaland and 30,000 SEK higher in Norra Norrland compared with 1999.
The highest average price was recorded in Götaland in 2022, at 144,100 SEK per hectare. Since then, average prices have fallen.
Price based on the area of productive forest land
At the national level, properties with productive forest land are divided into five size classes based on the area of productive forest land included in the sale. The number of hectares, number of purchases, and the forest characteristics of properties vary between years and classes, which may explain the annual fluctuations shown in Figure 2.
The size of the purchased area affects the price. Smaller transactions are most common in the southern parts of the country, while larger ones are more frequent in the north. The estimated price per hectare has been highest for the smallest size class (1–5 hectares) throughout almost the entire period and lowest for the largest size class (over 100 hectares). In 2024, the national average price per hectare was 121,100 SEK for properties of 1–5 hectares and 47,200 SEK for those over 100 hectares.
Price by buyer category
Information about the buyer category is available from 2005 and is divided into individuals and others. Most purchases are made by individuals, while others account for 3–5 percent annually of all legal purchases.
Over time, prices have generally been lower for individuals than for others. In 2024, the average price per hectare was 87,100 SEK for individuals and 100,000 SEK for others.
Number of purchases and average area
The 2024 statistics are based on just over 1,600 regular legal purchases of properties containing productive forest land. This is slightly higher than in 2023 but lower than in any of the previous nine years. In total, the purchases covered 60,200 hectares of productive forest land. The largest number of purchases was made in Götaland and the fewest in Södra and Norra Norrland. In 2024, there were 525 purchases in Götaland, 446 in Svealand, 335 in Södra Norrland, and 329 in Norra Norrland.
The average area for the purchases that form the basis for the price calculations has been largest in Norrland and smallest in Götaland and Svealand. In 2024, the average area per purchase was 27 hectares in Svealand, 28 hectares in Götaland, 43 hectares in Södra Norrland, and 58 hectares in Norra Norrland.
